| REALTOR® Open House: Most markets have this thing called the REALTOR® Open House or a Caravan. This is when new listings are held open for real estate agents so that they can see all the new homes on the market! This is a great opportunity for your agent to see to other agents, discuss the finer points of the home and "sell" your home to other REALTORS®.
By "selling" your home to as many REALTORS® as possible, you are exponentially increasing your home's exposure to buyers in your market since most buyers tend to work with REALTORS®. Here in our market, Wednesdays are Open House days for Brunswick & the Mainland and Thursdays are designated for Island properties. We often ask agents for their opinion on the price, find out what they like best or least about the home, and get other valuable information to help us avert any potential problems or adjust the price accordingly. |
Your agent should routinely meet with you or speak with you to discuss the progress of his/her marketing efforts. In addition to this, he/she should also discuss any comments Buyers and other Agents have made on your property. - Never take these comments personally. Remember to take a step back and try to be as objective as possible. Don't let your emotions concerning your home cloud your judgment.
- These comments are some of the best indicators as to how your home will sell or how to make adjustments to help your home to sell.
- View it as constructive criticism, designed to point out those things you may not have noticed.
- These people aren't making these comments to be spiteful, they're simply making observations or stating their opinions.
Take advantage of the information being provided by addressing a few of the comments that seem to come up most often.
For example, if people keep commenting about the house being too cluttered, take note, and put some of your personal items away. If people continually make comments about the cigarette smell or pet odor, make an effort to eliminate the smell before the home gets shown again. You want your home to show well, to all visitors. You want your home to sell quickly and for top dollar. Getting too emotional with your home isn't going to help you. Getting bent out of shape because someone didn't like your particular choice in paint colors isn't going to help you. You must be objective about this and start looking at your home from the Buyer's point of view. Take any comments - good or bad - and use them constructively to help your home show it's best. ********************** |
